TUCSON, AZ, UNITED STATES, September 8, 2026 /EINPresswire.com/ — As Arizona’s fall housing season opens after Labor Day, local inspection firm First Defense Building Inspection says property condition is becoming a larger factor in how quickly homes sell. Market reports from Tucson and Phoenix show prices holding near year-ago levels, while buyers have more time to compare listings and review inspection findings before closing.

Greater Tucson inventory has recently measured about 3.3 to 3.5 months of supply, a range that still supports prices but no longer produces the bidding-war conditions seen earlier in the decade. Homes that are priced in line with recent sales continue to move. Listings that linger often do so after a price reduction, or after a buyer receives a detailed inspection report and renegotiates.

“Buyers have time again,” said Kief Manning, founder of First Defense Building Inspection. “They are walking more houses, reading inspection reports, and walking away from the ones that feel like a project. The seller who waits for the buyer’s inspector to find the problem is already negotiating from behind.”

Labor Day traditionally marks the start of Arizona’s fall listing period. It also falls near the end of monsoon season, which officially continues through September 30. Manning said that combination is showing up in inspection findings on roofs, flashing, drainage, and HVAC equipment that has already operated through a full desert summer.

Those conditions are not always visible during a showing. Loose tile, worn foam roof coating, failed pipe boots, clogged scuppers, dust-loaded condenser coils, and attic staining often appear later in a written report. In a market where buyers have other options, those findings can delay a closing or change the final price.

“A monsoon leak does not have to be dramatic to cost you the deal,” Manning said. “It just has to show up in the report after the buyer already has other options.”

Manning said more sellers in Tucson and Phoenix are requesting inspections before a property is listed so they can repair, price, or disclose known conditions in advance. Buyers, meanwhile, are again treating independent inspections as part of ordinary due diligence rather than a step they are pressured to waive.

“Knowledge gives you options,” Manning said. “A surprise report gives the buyer the options.”
